We offer a wide range of properties, including apartments, villas, penthouses, townhouses, offices, and commercial spaces. Whether you’re looking for a luxury home or a smart investment, we have options to suit your needs.

What services do real estate agents provide?

Agents act as advisors and advocates throughout the real estate transaction.
They help you determine your price range, find available homes and schedule tours, negotiate contracts/offers, arrange inspections, handle paperwork, market your home for sale, and much more.
Their expertise and connections smooth out the buying and selling process.

How are real estate agents compensated?

In the primary projects the development company pays the agent’s commission, which is a percentage of the total sales price. As a buyer in primary projects, you do not directly pay your agent yourself.
In resale units both seller and buyer pays commission for the agency they hired normally 2.5% of the unit value.

What expenses are involved in buying a home?

Along with the down-payment, buyers pay closing costs, home inspection fees, appraisal fees, points/origination fees, attorney fees, property taxes, and more. Closing costs alone are typically 2-5% of the home’s price. Prepare your budget accordingly.

How do I determine my price range?

Consider factors like your income, debts, down payment amount, mortgage rates, and monthly expenses. A mortgage lender can pre-approve you for a certain loan amount based on your finances, setting a maximum budget. But staying well below your pre-approval amount leaves more room in your budget.

How can I search for properties on your website?

You can use our advanced search filters to browse properties by location, property type, budget, and size. Simply visit our property listings page to get started.

Red Sea Investors Frequently Asked Questions to Aqar Property – FAQs

Aqar Property is a multilingual real estate agency based in Hurghada, advising foreign buyers across Sahl Hasheesh, El Gouna, Makadi Bay, Soma Bay, Port Ghalib and Hurghada’s beachfront corridor.

The answers below reflect current Egyptian real estate practice, ownership law, and on-the-ground pricing. They are written for buyers who want facts, not sales copy — for tailored numbers on a specific unit, our multilingual consultants provide a free case-by-case review before any commitment.

Can foreigners legally own freehold property in Hurghada, Sahl Hasheesh, Soma Bay, Makadi Bay and El Gouna?

Yes. Under Egyptian Law 230/1996 (as amended), non-Egyptians can hold freehold title to residential property in designated tourist investment zones, which cover essentially all of the Red Sea Riviera’s coastal developments — Sahl Hasheesh, El Gouna, Makadi Bay, Soma Bay, and Hurghada’s resort belt.

What is a “Green Contract,” and why does it matter?

A “Green Contract” (العقد الأخضر) is the highest form of property registration in Egypt, verifying that the property is officially registered with the National Real Estate Publicity Department (Shahr El Aqari) and is free of any state disputes, giving it far stronger legal standing than a simple unregistered sales agreement.
Many Projects like Riva Beachfront Resort have their land registered as Green Contract, that doesn’t mean that your purchased property is registered as this needs extra legal steps from your own lawyer, but this means that the land contract is very safe and your purchase is safe when you receive the company contract.
To register your property as green contract, the compound must be fully delivered and finished — the final, government-recorded title deed — typically follows once the development itself completes its unit-by-unit registration process with the local authority, which for large multi-phase resorts may take longer time.
We advise every client to confirm the Green Contract is properly stamped and registered with the Notary Public (Shahr Aqary) as the first line of legal protection.

How does the RETA app change real estate tax obligations for property owners?

Egypt’s Real Estate Tax Authority has moved property tax administration onto the RETA digital platform, allowing owners to register units, review assessed rental value, and settle annual real estate tax obligations electronically instead of through in-person municipal offices. For foreign owners who split their time between countries, this matters directly: tax compliance can now be tracked and paid remotely, reducing the risk of accumulated penalties on a property that sits vacant for part of the year. Owner-occupied residential units under a set assessed threshold remain exempt in most cases, but rental and investment units are typically liable once the unit is formally registered.

Can international buyers obtain Egyptian residency through real estate investment?

Yes. Foreign investors purchasing property registered under a Green Contract can apply for temporary residency. Property investments starting at $50,000 USD grant a 1-year residency, $100,000 USD grants 3 years, and $200,000 USD grants a 5-year residency. Furthermore, purchasing a state-approved property valued at $300,000 USD or more qualifies the investor for the Egyptian Citizenship by Investment program.

How does property management and tenant acquisition work for overseas landlords in Egypt?

Managing an overseas asset requires localized expertise to ensure high occupancy and property preservation. Aqar Property provides true end-to-end property management service. Our multilingual agents handle everything from initial property inspections and developer negotiations to furnishing the unit and managing short-term holiday lettings. We market properties, vet tenants, handle maintenance, and remit funds internationally, providing hands-off, passive income generation for our global investor base.

Lifestyle, Retirement, & Community Dynamics Frequently Asked Questions – FAQs

What are the actual monthly living costs for expats retiring in premium Red Sea communities?

The Red Sea Riviera offers a highly competitive cost of living for retirees compared to Southern Europe or the Caribbean. In elite enclaves like Sahl Hasheesh, living in developments such as Red Hills or Veranda Sahl Hasheesh involves standard monthly utilities averaging $70-$120 USD. Property maintenance fees are typically paid as a one-time lifetime deposit (usually 10% of the property value) upon delivery, eliminating recurring monthly HOA fees and ensuring pristine upkeep of common areas, pools, and security.

Which areas in the Red Sea Governorate are best suited for expat families requiring secure environments and international schooling?

For families prioritizing schools, everyday amenities, and a settled residential feel rather than a purely resort atmosphere, the Aldau community (Aldau Heights, Aldau Strand, Aldau Penta) and the broader El Kawthar/Magawish/Inter -adjacent developments offer walkable access to international schools, clinics, and supermarkets alongside private compound security. Families wanting beach access without leaving a gated perimeter tend to prefer Sahl Hasheesh’s more established compounds — such as Red Hills, Veranda Sahl Hasheesh and U Residence — where car-free promenades and on-site kids’ pools reduce daily logistics. El Gouna, with its lagoon layout and established international school (GEMS), is the strongest option for families relocating long-term rather than buying a second home, and developments like Nuba El Gouna and Kamaran El Gouna sit within that lagoon-town infrastructure.
